Building Insurance. Proceed with Care

Insurance requirements when extending your existing home or building a new is a very complex process. We will try to simplify the insurance requirements with this very brief guide to Building Insurance when renovating and/ or extending your current home and building a new one.

When undertaking any form of building works to your existing home you must inform your current insurance provider of the proposed building works.

A homeowners building insurance will only cover the existing property and not partially completed building works to an extension.  A homeowners building insurance will cover the extension works once the works have been completed.

We cannot stress the importance of making sure your chosen builder has the correct insurance in place to protect your home.

Types of Building Insurance

Public Liability Insurance

Public liability cover for builders protects against injury or death of third-party persons, or damage to third-party property, from incidents arising as a result of the builders activities. It does not cover for incidents or damaged caused to the works that the builder was not involved. Ie storm damage or vandalism.

Contract All Risk Insurance

Contract act all risk insurance is needed because it covers the actual work that has been done prior to it being completed.  For example. A homeowner has hired a builder to build an extension to their home. If the works are ‘let’s say 70% complete’ and there was a break-in which caused a fire and partially damaged the extension works. Contract All Risk insurance will cover the full reinstatement of the works for both labour and materials.

A homeowners home insurance only covers works to the existing property.  It does not extend to partially completed extension building works.

A builders Public liability Insurance only covers for damage or injury caused by the activities undertaken by him.
