How Much Will It Cost To Build A House

PS9 Architects Manchester are currently working throughout the UK on new home designs. One of the most common questions we are asked is – how much will it cost to build a house? There are more FAQ here. There are a number of factors that will influence how much will it cost to build a house. In brief these are:

  • The type of house. Is it a bungalow or a house?
  • Its size. How many bedrooms and bathrooms does it have? Rule of thumb, the bigger it is the more expensive it will be.
  • Location. Areas in the South are more expensive to build than in the North.

  • Ground conditions. Softer soil ground conditions will require more expensive foundations than firmer soil ground conditions.
  • Method of Construction. Traditional methods of building take longer and can be cheaper. Modern Methods of Construction are expensive up front but tend to be quicker which in turn saves money.

  • Specification. A luxury specification will of course be more expensive.

Cost To Build A House

The answer to how much will it cost to build a house, is, as you can see from the list of variables above, it depends.  We always start with an approximate figure of £1650 per metre squared. This is a figure provided by the Royal Institute of Chartered Surveyors (RICS).  They are the Accounting equivalent in the building industry. This figure is for new home design builds in the North West.

Plot Cost

This will vary depending on location. PS9 Architects in Manchester find these tend to be over valued especially with planning approval already granted.

Additional Fees

Below is a list of cost that you will need but are not covered under the construction cost:

Legal fees. £1000-£1500

You will need a solicitor to help you with your land purchase. Plus, you will have to pay Stamp duty and land tax. This varies depending on the purchase price.

Topographical Survey. circa £1500 depending on plot site.

Design fees. In addition to hiring an Architect you will need a Structural Engineer. These fees vary depending your project cost.

Statutory Application fees. At the time of writing, planning cost for a single one-off house is £385.00. Building regulation fees are approximately £700.00. Other statutory applications for water, gas, electricity etc cost around £5000.

Self-build Insurance. £1500.

External Works: Around 15% of total build cost.
