Do You Need Planning Permission?

Under the rules of ‘Permitted Development” you can (with respect to the rear wall of the original house as it stood in 1948, and subject to the neighbour consultation scheme):

  • Extend up to 8m in-depth for a single storey extension on a detached house.
  •  
  • Extend up to 6m in-depth for a single storey extension on a semi-detached or terraced.
  •  
  • Where the extension is within 2m of the boundary the eaves height is limited to 3m.  Otherwise the maximum height is 4m.
  •  
  • No extension should take up 50% of the garden area and this includes all other additions made by previous owners.
  •  
  • Two storey extensions must not be closer than 7m to the rear boundary.
  •  
  • It must be built in the same or similar material to the existing dwelling.
  •  
  • Extensions must not go forward of the building line of the original dwelling.
  •  
  • This is only a brief checklist. Check with your Local Planning Authority before carrying out any work.

Building Regulations For Extensions

All building works need to comply with the building regulations.  For this reason you will need to employ a Structural Engineer to ensure your plans for extension will achieve the minimum for structural stability.
